Location: Between Side and Belek, just West of Colakli, and around 4km East of the Mediterranean's first links golf course (http://www.lykiagroup.com/LwGolf_en.html). The new coast road connecting the airport and the golf course will pass within a few hundred metres.
Once the road is completed, ancient Side will be around 15 mins drive away, the airport 35 mins and the golf course under 5 mins.

Particulars: This is a very rare investment opportunity to acquire a part of prime beach-front Turkish Riviera in the last remaining stretch of undeveloped coast between the resorts of Side and Belek. The new coast road between Side and Antalya airport is already over three-quarters completed and in use. The final segment will connect Antalya airport and Belek to the West with Colakli and Side to the East. Given the close proximity of the new golf courses to this plot (under 3 miles) also due to be connected by the new road, this land offers unrivalled investment potential.
The area is known as Gundogdu and is currently 'unplanned'. This means that the the access roads, parks, and other public use areas have not yet been formally planned and approved by the local authority. Planning usually results in a loss of area for each plot of around 10-20%, but up to a maximum of 40% by law.
Before it is planned, only a single building with a footprint of not more than 5% of the land area and maximum two floors plus roof is permissible. The rule excludes external stairs, balconies and swimming pools - i.e. these can be added on top of the permissible built area.
Foreigners cannot buy in a private capacity in an unplanned area but they may form a Turkish company to buy such land. The firm of lawyers we recommend can form a company straightforwardly for the buyer, as can any qualified Turkish accountant. Once the area has been planned, the maximum built area is likely to be increased to between 15% and 25% of the plot. If it is designated for 'tourist purposes' as seems likely given the front-line location, then a hotel or apartment building of up to 4 floors may be allowed. We recommend to engage a lawyer to determine the current planning status with the relevant authorities before committing to purchase.
Our Opinion: Around ten times the regular size of a villa plot on this coast of Turkey, just down the road from one of the most presigious golf development in the Mediterranean and right on the beach - in terms of location it does not get much better.
The current 'unplanned' status is holding the price down but it is only a matter of time before the authorities fulfil their obligation to plan the area and reap the benefits. Highly recommended as a superb investment buy.
